  • We provide all financial statements while your property is in our care - including monthly owner's statements and end-of-year reports.

  • We offer access to a portal where owners can track their income and expenses in real time.

Investment Protection

  • We offer eviction protection. If a legal eviction becomes necessary, we pay up to $500 of the legal fees.

  • We also offer pet protection. If a pet does damage to your property that goes beyond   the pet deposit, we will cover the remaining expenses         up to $200.

Our screening and leasing requirements are so tight that we will reimburse you up to $500 in legal fees if a legal eviction becomes necessary.

You don't pay a leasing fee until we have a signed lease and have received all move in funds from the new resident.

You only pay the management fee if we successfully collect the rent. We don't get paid if you don't get paid.

Our owners have one direct point of contact (no calling around for different issues) and we have a 24 hour guaranteed response time.

We offer an easy 30 day cancellation with no termination fees or penalties.

Mint's Rent Ready Merits

We conduct comprehensive property inspections to ensure that each property meets our rent ready merits. If work is needed, we provide a detailed inspection report with recommendations designed to meet our residents' standards and yield higher rents for owners.

1 - CLEANLINESS

Professionally cleaned property free of trash, odors, and pests.

2 - SAFETY

Property must comply with local codes and regulations. Ex: locks, doors, windows, and smoke detectors must be operable.

3 - COSMETIC

We may recommend improvements to the appearance of the property.

4 - FUNCTIONALITY

Appliances, heating and cooling, water, electric, gas, cable and internet connections, light fixtures, toilets, and more must be in good working order.

As an investor, the most expensive mistake that you can make is working with a cheap property manager.

Our pricing structure is easy, straightforward, and all inclusive. 

We have one offer and one transparent fee.

One Time Leasing Fee = 50% of one month's rent

Monthly Management Fee = 10% of monthly rent
